Location: the hotel was short walk to centre of Leamington Spa, great pub and fab restaurant and Warwick & Cotswolds. Also, Church of st Chad was located only 1 km away, could easily get there. The room was exceptionally large and huge with big TV and comfortable armchairs, everything was good. The breakfast was very good and delicious with decent sized plates and the eggs from the hens in the garden, had everything you could want.

We thoroughly enjoyed our stay at this hotel. The gardens were beautiful and the local eggs served for breakfast were delicious. Our family room was spacious enough for four people and the modern bathroom had a great shower. The hotel's out-of-town location was peaceful and quiet, yet still convenient for visiting local sights and attractions. The owner was very friendly and provided us with personal attention.
Nothing it was perfect.
